Advanced Exterior Siding Inspections on EIFS/Stucco, Masonry Veneers, etc.

All Exterior Claddings can be prone to water intrusion.

The inspector will perform a visual inspection of the condition, installation, performance and over-all maintenance of the exterior cladding. The inspector will perform a moisture probe test to determine the level of moisture behind the cladding and into the structural materials of the building. This information is documented with photos for the written report where repairs or upgrades are recommended.

Exterior Insulation and Finish Systems (E.I.F.S.), sometimes referred to as Synthetic Stucco, are multi-layered exterior wall systems that are used on both commercial buildings and homes. E.I.F.S. was introduced in the U.S. over 50 years ago. E.I.F.S. typically consists of an insulation board made of polystyrene foam which is secured to the exterior wall surface with an adhesive and/or mechanical attachment. A water-resistant base coat is applied on top of the insulation and reinforced with fiberglass mesh, and a finish coat, typically using acrylic co-polymer technology. The same inspection procedures noted above are used for the inspection of Stone Veneers.

"EIFS / Stucco and Stone Veneers should be inspected every 3 to 5 years for any damage, cracking, deterioration, caulking failure, or water intrusion.”

The best way to get an unbiased, accurate evaluation of the E.I.F.S./Stucco, Masonry Veneers, Wood, Vinyl and other cladding on your home, is to have a certified third party inspector test for moisture in the substrate behind the cladding. Tom Gaba has been certified by the Exterior Design Institute and Moisture Warranty Corporation to perform these inspections according to protocol they developed to evaluate the condition and performance of the cladding.

Radon Facts!
  • What is radon? Radon is a colorless, odorless, tasteless radioactive gas.
  • The EPA and Surgeon General has warned that radon is the second leading cause of lung cancer.
  • Smokers who live in a home with high radon levels have a higher risk of getting lung cancer.
  • If the home has high radon levels, EPA and the Ohio Department of Health recommends that a radon reduction system be installed. These systems are easily installed and affordable!

We offer radon testing at an affordable fee. We use continuous radon monitors that are calibrated annually, so you can be sure you are receiving accurate radon test results. We only do radon tests. Should your radon test come back with high readings and need a radon reduction system installed, you will be instructed to contact a radon mitigation contractor. We only test for radon and do not install the radon reduction system, so there is no conflict of interest.

Wood Destroying Insect inspection services
When having a home inspection performed, consider having a wood destroying insect inspection.
The big five Ohio wood destroying creatures are as follows:
  • Termites
  • Carpenter Ants
  • Powder Post Beetles
  • Carpenter Bees
  • Woodpeckers
As part of the licensing process, inspectors must attend training sessions, pass a proficiency exam through the EPA and maintain continuing education. Extermination companies, unlike home inspectors, may also be biased and try to sell some service while performing their inspection. Our home inspectors do not try to sell extermination services.

WHAT WE INSPECT FOR:
During a wood boring insect inspection, we are concerned with all pests, but we report on only the wood destroying species that are common in the Cleveland Ohio market.

Septic inspections are performed to evaluate proper operation and drainage of the system and leach field.

Well inspections are performed to evaluate proper operation of the systems components. A water sample is taken and sent to a certified lab for testing. The well and water quality reports can be delivered within two days.

Jim Jagger's credentials as an expert witness have been accepted in numerous Ohio county and municipal courts. He has testified as a construction expert witness at every level from small claims court through Federal Court.

Jim Jagger was appointed to the Panel of Construction Arbitrators of American Arbitration (AAA) in 1992. Mr. Jagger was admitted as an Associate of American Bar Association, Section of Dispute Resolution, in January, 1995.
